Essentia House is a converted early-20th-century factory on Upper Bond Street in the heart of Hinckley, with roots in the town's hosiery trade. Its brick walls have carried a hundred years of local work - first stockings, then shoes, and now a quiet place to live.

Chapter 01
Older buildings and industrial ground
The site is occupied by earlier buildings or open industrial land, part of the fabric of a fast-growing manufacturing town.

Chapter 02
Timothy Jennings & Sons
Timothy Jennings & Sons begins operations nearby in a Nissen hut; a modest start rooted in Hinckley's hosiery trade.
- 1920s
Chapter 03
A new factory on Upper Bond Street
A new brick factory is constructed on Upper Bond Street. Local records suggest this is very likely the building that stands today as Essentia House.
- 1920s–1950s
Chapter 04
Hosiery manufacturing
Decades of hosiery production, part of Hinckley's wider textile heritage - the town supplied stockings and knitwear across the country.
- Mid–late 20th century
Chapter 05
Footwear manufacturing
As the hosiery trade contracts, the building is converted to footwear manufacturing - one of many Hinckley factories that shifted with the industry.
- Early 2000s
Chapter 06
The factory closes
Manufacturing on the site ends. The building sits quietly, waiting for its next chapter.

Chapter 07
Converted into Essentia House
The factory is carefully converted into apartments; modern luxury flats in a heritage shell, with secure entry and ultra-fast broadband.
Today
The building today.
Inside the old factory shell are 1, 2 and 3 bedroom flats and duplexes; well-insulated, secure, and quiet. Every apartment is served by ultra-fast broadband, with cafés, shops, Castle Street and Hinckley railway station all within a short walk.
Parking at the building is limited and paid, allocated on a first-come, first-served basis - not guaranteed with every flat. Ask about current availability when you enquire.
We've kept the character of the building where we can, and made everything else as luxurious as possible. It's a working home in a building that has always worked.
